Documentation of an apartment comprises
of two parts On allotment two agreements will be executed between
the builder and the purchaser, one for sale of undivided share in
the land and another for construction of apartment. Though separate
considerations are specified in each agreement, composite value of
land and construction will be shown in the payment schedule. Necessary
citations to this effect are given in the agreement. |

The sale deed of undivided share in land will be registered
in favour of purchase on the receipt of the entire payment and before
handing over. Documentations charges, registration charges and incidental
expenses for the registration of the sale deed will be on buyers account. |

Registration amount of Rs. 50,000/- to be paid on
allotment. On finalization of booking, 15% of the cost to be paid.
Balance in equal monthly installments. |

Once allotted and the agreement signed the PRICES
ARE FIRM. |

All payment by demand draft or by local cheque favouring
for M/s K.S.T. Constructions Pvt Ltd, payable at Alwaye. |

Procession shall be given to the customer on setting
full payment to the company. |

K.S.T. Constructions Pvt Ltd reserves the right to
accept or reject any applications. |
|
Statutory charges, building tax, sales tax, service
tax, share of KWA connection, KSEB connection, cabling cost, share
of transformer cost, deposits for apartment owners association are
to be paid by the buyer. |

Rupees one lakh for exclusive covered car parking. |
|
Company is not responsible for any delay in water/electric
connection due to the delay with concerned departments. |
|
All transaction subject to Cochin jurisdiction only. |
|
Owners association/ trust will be formed on handing
over procession of the flat. Member ship in the above association/trust
is compulsory, not optional. The owner’s association/trust will
carry out all necessary routine annual maintenance and repair to common
area and exterior will of the building, common installation and fittings,
payment of electrical and water charges for common facilities and
services. Maintenance charges/ deposits are to be paid by each owner
regularly and timely. |

Lemon grass zone is a time bound project. In case
payments are not paid as per the agreements signed, the builder reserve
the right to cancel the allotment, in which case the amount will be
returned only after re-allotment to another party and without any
interest. |

All measurements and specification given elsewhere
in this brochure are subject to minor variations without specific
or general notice. All such variation/alterations shall be purely
